At Hofbro House Inspection, our services start with your first phone call, and continue long after you’ve lived in the home. We are available to answer your questions, over the phone or via email, at no additional charge, even two years after your inspection. We want you to understand your home and will do all we can to help.

Our inspections cover exterior grading, driveway, sidewalks, patios, decks, roofing, flashing, gutters and downspouts, exterior wall surfaces, visible portions of chimneys and flues, attic, insulation, windows, doors, interior wall surfaces, flooring, ceiling surfaces, electrical outlets, switches, electrical distribution panels, faucets, drains, plumbing fixtures, water heaters, exposed piping, furnaces, boilers, heat distribution systems, cooling systems, foundations, and visible portions of the structural support systems. We also check the appliances that are included with your purchase, including dishwashers, refrigerators, washers, dryers, built-in microwaves, and garbage disposals. We carry combustible gas, carbon monoxide detectors, and moisture meters to test suspect areas and stains for active leaks. All inspections entail the same components and procedures, as applicable to the home, however we have THREE different report styles to fit your budget and needs.

Our lowest cost report consists of a professionally prepared, checklist style report. You receive two copies of each page, covering all of the above items, and including helpful information about repair and replacement cost ranges, general life expectancies, home maintenance tips, and dozens of helpful tips regarding home ownership. At the end of the home inspection , the inspector will sit down with you, discuss the inspection findings and fill out a summary sheet. You leave the inspection with the report in hand.

Our second option is a computerized report detailing the inspection findings, which can be emailed to you or any one you designate, within 48 hours of the inspection. This report includes maintenance tips and repair suggestions, related to the findings of your home inspection. Due to the additional time required to create this report there is an additional $50 charge for the computer work. A hard copy of the report is mailed to you upon completion.

Our third option, is the computerized report above, including photographs of any deficiencies uncovered by the inspection. The text portion of the report is, again, emailed to you or your designee within 48 hours. A hardcopy including the photos is mailed to you upon completion. There is an additional $75 charge for this report. This report is highly recommended for those who cannot attend the inspection in person.

Note that the computerized reports are usually completed the same day, but we cannot guarantee same day delivery. Rush service is available for a small additional charge, so you may receive the hardcopy report faster.
